NDEPC's are for a range of different building types ranging from small cafes to hotels, pubs, restaurants, factories, storage facilities and any other building that a business is run from unless stated otherwise.

It is important to ensure that you receive the correct certificate for your premises, the difference between a Domestic EPC and a Commercial EPC is that a domestic property is a dwelling or family home and not a commercial property.

    • Places of worship.

    • Temporary buildings with a planned time of use less than two years.

    • Stand-alone buildings with a total useful floor area of less than 50m square that are not dwellings.

    • Industrial sites, workshops and non residential agricultural buildings with a low energy demand.

    • When a property is due to be demolished (this must be proven) for example on evidence of an application for planning permission.


  • A domestic property is a private dwelling, a family home not used by the public. A commercial property can be used by members of the public, as a workplace or both. The commercial EPC (NDEPC) is for commercial properties such as shops, offices, pubs, restaurants and hotels to name a few.

  • A commercial Energy Performance Certificate (EPC) is valid for 10 years from the date of issue. A new EPC is required if the building is sold or rented, or if significant changes are made that could affect its energy efficiency rating.
