New builds

Providing design stage and as built assessments, every new residential property is required to have individual SAP assessments to demonstrate that the property meets the energy efficiency targets set out in building regs part L.

Conversions

Required when a building is converted, this can be a barn conversion, converting one property into multiple i.e. one three storey house being converted into three separate flats, a commercial premises being converted to residential or multiple houses converting to one to name a few.

Extensions

Required when the proposed windows and doors are more than 25% of the extensions floor area & open plan designs. Some local authorities might require a SAP for an extension even if the windows and doors are less than 25% of the extensions floor area to demonstrate that the extension meets building regulations.

U-values

Custom U-values are generated to measure the rate of heat loss through a building element such as, external walls, roofs and floors. These can be altered during the design stage to improve energy efficiency targets.

Improvements where necessary

It is important that SAP assessments are conducted early in the design stage for both new builds and conversions, this is to ensure that any improvements can be made prior to commencing construction.

BREL Compliance Report

A BREL (Building Regulations England Part L) compliance report is a two-part document that verifies a new home's energy efficiency against the Part L targets. The design stage BREL is created before construction, outlining the expected performance, while the as-built BREL is completed after construction, using the actual materials and installations to confirm that the finished home still meets the required energy standards.

Information required to conduct a SAP assessment

It is important that the information and documents provided are as accurate and detailed as possible, this is to ensure we produce an accurate assessment and also provides evidence in the event of an audit. Extra documents may be required upon completion of the project to prove that the products used are as stated in specifications and consultations, and to prove to potential auditors that the property has been constructed as specified in accordance with the SAP assessment.

  • Showing the layout of the property and its different elements such as external walls, party walls and internal walls.

  • Detailed specifications containing as much information as possible including but not limited to wall, floor and roof constructions, opening types and materials, renewable technologies if applicable and details of the heating system.

  • Front, rear and side elevations with the various opening types such as windows and doors, and the properties orientation. 

  • Any other from of document or information that my be important or required to achieve an accurate assessment, such as specific building materials or bespoke Psi values for thermal bridges.
